Escrow is the period between accepting an offer and closing on a property. During this critical time (typically the first 7-10 days), two essential evaluations take place: inspections and appraisals.
Home Inspection
A professional inspector thoroughly examines the property's condition, focusing on structural integrity, electrical systems, plumbing, HVAC, roof, and foundation. Attending this inspection allows buyers to ask questions directly and fully understand any issues discovered.
Home Appraisal
A licensed appraiser determines the property's fair market value for the lender by evaluating comparable sales, condition, and features. If the appraisal comes in lower than the purchase price, buyers may need to renegotiate or cover the difference.
Both processes protect buyer interests and secure financing. If inspections reveal significant issues, buyers can request repairs, renegotiate the price, or withdraw their offer entirely.
